Updates and communications from the Board of Directors regarding Association activities, priorities, and matters affecting The Bridges community.

The Board of Directors of the Homeowners Association oversees the management of the community ensuring that the needs of the community are met effectively and efficiently.

Community Guidelines

One of the key responsibilities of the Board is to establish and enforce the Rules and Regulations, Bylaws, Community Design Guidelines, and CC&Rs of the Homeowners Association. These documents establish the expectations and standards for community living and are designed to ensure that all residents are aware of their rights and responsibilities.

Golf Course Shared Use

The Association shares the Entry Drive, certain slope areas, and their costs with the owner of the golf course under a recorded Shared Use and Maintenance Agreement. The Board maintains an interactive Shared Use Guide summarizing each provision of that relationship — cost ceilings, approval thresholds, audit rights, and dispute procedures — with every entry linked to the controlling language in the governing documents.

Financial Management

The Board manages the financial affairs of the Homeowners Association. This includes creating an annual budget, managing expenses, and collecting assessments from homeowners to ensure that the community's financial needs are met.

Management Company

The Board hires, directs, and works with the Management Company to ensure that the day-to-day operations of the Homeowners Association are managed efficiently and effectively.

Common Areas

The Board also oversees the operation and maintenance of the Association facilities and the Common Areas. This includes managing the upkeep of the community's physical assets such as parks, playgrounds, and recreational facilities. The Board works with the management company to ensure that the facilities are properly maintained and that any necessary repairs or upgrades are made in a timely manner.

Periodic Meetings

The Board members meet on a periodic basis to fulfill the foregoing responsibilities and also discuss and decide current issues facing the community. The results are summarized and documented in Meeting Minutes.
